Re: the question regarding Board voting. The only reference is in the ByLaws Article VI, Section 3 Quorum "A majority of the directors present in person shall constitute a quorum for the transaction of business. Every act or decision done or made by a majority or the directors present in person at a duly held meeting at which a quorum is present shall be regarded as the act of the Board." I find no reference to how each board member reaches a decision, but common sense would indicate that they would consult with their voting membership. There are many references throughout the documents regarding member voting at special meetings or for special assessments.
