Some members indicate a concern about Capital Expenditures/Improvements at Countryside, and whether a required member vote was taken. A Capital Improvement of real property would be defined as any construction or resconstruction in whole or part upon the common or golf areas. Equipment and fixtures may be repaired or replaced under the existing reserve schedule, however additional equipment purchased would be considered a Capital Improvement. In the past all new Capital Improvements were voted on by the membership. I am uncertain about recently, and would suggest anyone with a concern prepare a list of questionable items and present them to their Board Representative for an explanation. Keep in mind that most items (other than those provided by the Developer) are on a 30 year Reserve Schedule base on replacement costs and expected useful life.
